SL Benfica has inaugurated the 1904 Benfica Hotel in central Lisbon, marking a strategic expansion of the club’s brand into the hospitality sector. The hotel is located on Rua do Jardim do Regedor, in the building that previously housed Benfica’s historic headquarters, and represents a new phase in the commercial use of club-owned heritage assets.


The project has been developed through a partnership between the Benfica Foundation and FLH Hotels, combining heritage preservation with long-term revenue generation.


Heritage Real Estate as a Commercial Platform


Rather than functioning purely as a commemorative space, the 1904 Benfica Hotel has been positioned as a fully operational hospitality asset. The building has been renovated to accommodate guests while integrating curated elements of Benfica’s institutional history throughout its interior spaces.


Each room includes references to the club’s past and present, while common areas feature visual storytelling linked to Benfica’s identity, including artwork depicting founder Cosme Damião. The approach reflects a growing trend among major football clubs to monetise historic real estate through experience-led hospitality projects.

Sustainability and Long-Term Revenue Logic SL Benfica


According to club representatives involved in the project, the hotel was conceived as part of a broader sustainability strategy. By transforming a symbolic but non-operational asset into a revenue-generating property, Benfica adds a new income stream that is not directly tied to matchday performance, broadcasting cycles or player trading.


From a football business perspective, the hotel:

• Diversifies club revenues beyond sport-related activities

• Extends the Benfica brand into year-round tourism and city traffic

• Strengthens the club’s presence in Lisbon’s hospitality ecosystem

• Creates a physical touchpoint for international supporters


Partnership Model and Local Integration


FLH Hotels operates the property under a partnership model with the Benfica Foundation, allowing the club to retain brand control while leveraging hospitality expertise. The project also integrates local partners, including food and beverage operators, reinforcing its positioning as part of Lisbon’s urban fabric rather than a standalone fan attraction.


The involvement of city representatives at the opening underlined the project’s role in urban heritage regeneration, with the renovation restoring a historically significant building to active use within the city centre.

The launch of the 1904 Benfica Hotel reflects a broader shift in football business models, where leading clubs increasingly operate as multi-vertical brands rather than purely sporting organisations.
